Bringing Financial Resources to Social Purpose Real Estate

Please join us on May 24th for an NCN webinar on accessing multiple funding and financing sources for developing and existing social purpose real estate. 

Bringing numerous sources of funds to a project is often one of the biggest hurdles that community oriented projects face during the development process. This webinar will introduce you to the basics of what it takes to fill out your ‘capital stack’, what questions to ask and what language to use when talking to various professionals that you’ll encounter along the way. Speakers will address both the US and Canadian context for success in creating social purpose real estate projects and managing complexity.

In this webinar, we will explore tools such as tax credits, private and public finance, government subsidies, and refinancing existing debt. The panelists will discuss where to start, various ways to finance a center, who the right partners might be, and more.

Rachel Sikora – Director of Consulting – Design & Construction
IFF

Rachel Sikora is the Director of Consulting – Design & Construction with the Real Estate Solutions team at IFF, a nonprofit lender and real estate developer that helps communities throughout the Midwest thrive by facilitating supportive facilities solutions in early childhood education, K-12 education, health care,  and affordable housing.  Throughout her career, she has focused on the development of facilities that inspire, build, and advance community.  Rachel has worked closely during her tenure at IFF with nonprofit organizations in strategic planning and implementation, most notably leading the development of the new early learning center on the innovative cradle-to-career campus at the former  Marygrove College in Detroit.  Prior to joining IFF in 2016, Rachel spent 10 years with Brailsford &  Dunlavey, a national program management firm headquartered in Washington, DC.

Julia Vlad – Senior Partner, Lending & Investment
New Market Funds

Julia leads the investment and portfolio management for the Community Forward Fund and the Canadian Co-operative Investment Fund. She has over ten years of experience in banking, finance and the non-profit sector. Her experience includes investing and portfolio management at the World Bank’s private sector arm, IFC, in Panama, Senegal and USA; advising social entrepreneurs at an accelerator in Nicaragua and financial analysis and forecasting at Scotiabank. She holds an MBA from HEC Paris, a Bachelor of Commerce from University of Toronto and is a CFA charter holder.
