Description:

The Alliance for Sustainable Colorado purchased a property with a historic building and adjoining lot in Lower Downtown Denver to rent affordable offices to non-profit organizations whose missions in some way address sustainability. This building, now named the Alliance Center (The Center), is providing a base for tenants and like-minded organizations around the state to develop programs together that advocate for policies and practices of sustainability. Benefits of The Center include:

- stable, below market rent that helps shield tenants from swings in the economy and dips in their revenues

- high quality, healthy, environmentally sound workplace

- office space for fledgling non-profit organizations

- shared use of conference rooms with audiovisual equipment

- meeting spaces available to tenants and non-tenants

- shared office equipment and services like phone system, high speed Internet access, printers, bulk purchasing and recycling

- lunch forums to inform tenants, partners and visitors about sustainability issues

- networking events

The Center is also a green building. In July 2006, the Center earned US Green Building Council's LEED (Leadership in Energy and Environmental Design) Existing Buildings Gold Certification. In August 2006, the Center earned LEED Commercial Interiors Silver Certification. The Center has also earned Energy Star Leader status.

The Alliance will undertake a capital campaign to see how close it can come to making the Alliance Center net-zero energy. The Alliance will attempt to achieve LEED Platinum rating subsequent to completion of its net-zero modifications. The Center is also part of the Denver based Living City Block Project www.livingcityblock.org. LCB’s vision is to establish a new urban paradigm by transforming a city block of all existing buildings, with mixed-use and multiple-owners, into one that is culturally thriving, energy and resource hyper-efficient, and economically sustainable, to prove this is a desirable, replicable, and profitable undertaking.
